Whether you are purchasing for personal use or as an investment you must remember to enjoy the process! Buying real estate in Key West is very exciting and very rewarding (if done right!)
Here are some quick tips when determining what is best for you:
1. Each section of Key West has something different to offer. You can easily cross off various sections of Key West when determining the experience, you want to have)
2. Locations in Key West have different price points - Figure out your budget (absolutely get a pre-approval letter if a loan is needed) Budgets are easy ways to help realize which part of the island is best for you!
3. Sign on and get alerts for all the major sites (Zillow, realtor.com, etc..) Those sites will act like a personal real estate agent! They will notify you when new homes are listed. Just remember these sites are free for a reason and don't normally have the most recent data available. I personally like using these sites to learn about the area, various price points, and how hot the market is (supply and demand) but not for reliable and up to date information. (I have a few other ways for more reliable information when you are ready.)
4. Finally just enjoy the search!! (Even if you don't find something right away; patience!)
Key West is WORTH the wait. It is truly a magical place. When it's all said and done, you really can’t go wrong.

As we do with all our investments and businesses, we are thorough but have fun doing it!
Here is what we did:
🚲 1. Biked the streets of old town, mid town, and new town. - every street / location has a different ‘feel’. Find the one that gives you a homie feel.
✈ 2. Checked out flight patterns (closer to the airport the louder the planes overhead)
🤪 Figure out how much ‘Duval’ involvement you want! Love going out? Live closer (etc…)
🏠 Buy/rent…. Key West isn't cheap and buying/renting each comes with advantages/disadvantages. Ask yourself: Do you like ownership, maintenance, equity, etc…. Or do you like no maintenance, no worries, no home insurance? (Etc.)
🚶♂️ We had so much fun getting ‘lost’ in Key West and discovering all the little lanes. We loved our home searching process! (Took us a little while waiting for our ‘perfect’ home but it was so worth the wait!

What are the Pros and Cons of Old town, Mid town, New town? 🤷♂️
Old town:
Pros - Located near most restaurants and attractions
Cons - Busiest section with limited parking
Mid town:
Pros - Quiet, Family/friend oriented, quick bike ride or a nice walk away from most attractions and restaurants
Cons - Walking isn't always the best transportation.
New town:
Pros - Quiet and Family/friend oriented
Cons - Limited restaurants and attractions within walking distance. Normally a golf cart/car is recommended (or a bike) to get around.
